Has anyone ever had to file a lien

I own a air conditioning company and Everyone has always paid Their bill until now.
I repaired an A/C for a Guy that runs a fresh fish shop.
He rents the building from a investment company that owns a strip shopping center.
He refuses to pay His bill.
I was wondering if I should file a lien against the shop owner or the investment company that owns the building.
Do liens really work?
Where and how do I file?
Thanks for any help You can provide.

How much was the bill? Can you take it to small claims? I believe you file the lien against whoever owes you money. I don't think you'll have much legal ground going after someone who didn't make a contract with you.

The bill is $1200
I thought if the lien went against the property where the work was performed the owners might force the renter to pay the bill.

I have the same problem. Started doing commercial refrigeration last year on top of residential HVAC.
Right now I have 3 taverns that have not payed in over 120 day's. No explanation, they just avoid all my calls and ignore all mailed statements.
I'm not sure what to do with them but lesson learned... do not do work for tavern's (low life scumbag's)

It's been awhile since I've been around this stuff.  But, I believe, if you made repairs or improvement to the "owners" property, you have the right to file a lien against the property that you worked on.  BUT there are strict time limits on how long you can wait to file, depending on where you are, 120 days may be past the window.  No owner wants a lien on his property, so if you can make it happen, he will get his tenant to pay. :Twocents:

Check your local state lien laws Google it  here in FL you have to send NTO with in 45 days then file with Property app soon after  I find it a waste of time on small jobs. Its better to collect before you leave the job. If not paid at thet point you can start removing the parts or Equipment. I have a big mean ugly guy with a bad attitude that loves collecting past due accounts.

I have found that most are ok and pay Their bills, But this Guy is a nut.
He told Me that after Our repairs, He had His apartment make ready friend go to His shop and His Friend told Him We made no repaires.
The make ready Guy has no contractors license or EPA.

Thats what I was thinking.
Get the owners pissed at the tennant.

Go to court, get a judgment against him, get a "writ" and take a Deputy to his store and take the money out of his register.  If that's not enough, take the register and anything else.   :2thumbs: ;)
