Always know your tenants (a sad GTO story)

A buddy of mine was renting out the old farmhouse on a piece of property he has to what turned out to be drug addled losers.  I forget if they were meth heads or crack heads but it doesnt matter.  After they let the rent fall far enough behind, he was finally able to evict them.  Not without a struggle because the bleeding hearts have ensured that losers have rights.
Before they left that did the mandatory evicted drug loser trash the house routine of course but that wasn't what got my buddy hot under the collar.  He also had a pole barn on the property where he had a bunch of stuff stored and the losers broke into it and basically stole everything.  Most of it was junk but there were also several engines sitting in there including the complete numbers matching engine he had for the 1970 GTO Ram Air IV he is restoring.
The losers took it all to a scrapyard and my buddy was just a few days too late and it was already sent for melting. Needless to say he is pissed!

i hate people who doesn't respect others property!

I got my flat door kick in when the tenants didn't want to pay and i got the lock changed! They knew when i was flying back to London to work and they kicked it in!When my wife went to check on the flat after dropping me off the airport she found the door broken in!She called the cops but the tenants called them as well! When they turned up my wife started telling them why she called them and they said they are not here for that! They are here because the tenants rights were abused! :flame: She asked them how about the breaking and entry issues! They said there are 2more cops coming to investigate that!Guess what they turned up,2hours later then call was made! :brickwall:

I got dragged in court for breaking the tenants rights and ordered to pay the court costs! :flame: :flame: :flame:
When i asked how about my two months rent money and bills? They said i could file a claim but it would take years to solve because it was a small amount! :flame:

Some Justis system! In England where i live it's the same!
The woman goes for a holiday and some punks break in and move in!Woman comes home after 2weeks and find these people living and ruining her place! It took her 6 months to get them evict from a place they no rights to be!!!

Why almost always the bad people are protected?

I guess you should run credit check on people before renting out property to them

I had a friend who found it cheaper to pay the deadbeats to leave.

Threw them a couple bucks and saved himself alot of damage and aggravation in the courts and he got the place re-rented much faster.

Ghoste

Thats an interesting idea.  I bet that it does work well too.

Cooter

Everytime I list something MOPAR related for sale in the local trading paper, I tell everyone who responds, "Well, if your serious, I'll load it up and "Meet" you somewhere". That way, If they don't know what i have, where it's stored, nobody can steal it.

I've seen it happen to a friend. He took a couple "Mopar" guys down to his barn to look at a Hemi engine he had for sale. They looked, hagled, basically had no money then left. They were at a party, began to drink, began to "talk" (Brag) about where they knew there was a Hemi engine for sale. Well, someone in the background musta been listening and found my buddy's barn..Next thing you know, engine is gone....

Only saving grace is the "Idiots" that took engine tried to sell it back to another friend in the Mopar circle round here. He bought it for peanuts and took it straight back to my buddy. I never seen a man so dumbfounded that he had tears in his eyes.  Promptly paid him back and took engine to his mothers. From now on, he'll make arrangements to Meet some place with the engine. It's better to have idiots like these leave without causing you harm. Tell them to go to hell, but make them happy to pack their bags.

One of my friend said what i should have done is call him and a couple of his rugby player buddis to move in!Have a crate of beer and some loud music! When the tenants turn on the lights they would turn it off basicly just aggravating the them, see how much they could take!Well next time I'm gonna do it!

Can't understand why people don't take care something that is not theirs!I always look after something better that is not mine then if it was!

I've never had a motor stolen but I did have some arse pull his motor apart on the carpet in the living room of our rental property once.
How could I tell................well, there was oil and grease everywhere. Needless to say I had to evict the carpet as well as the tenant!

A similar story (with a happy ending), happened to a friend of mine. He rented out a house and on the property was an old shop detached from the house. Inside that shop was his boat. He didn't have to evict the tenants, they just up and left one day. He didn't even notice until weeks later, they took his boat with them. Needless to say he was hot!

Now the cool part, about a year and a half later he gets a call from a Sheriff's Department about an hour drive away. They tell him that they bust a guy selling drugs, when they search his place, in the basement they find the boat, and when they run the registration, they find out it is his. The Department has it impounded and after they check out everything, they tell him he can pick it up. When he shows up, the boat is in better condition than it was before. The drug dealer was actually an avid fisherman and had done a lot of work to the boat and not only that it was filled up with expensive fishing equipment.

Listen to Cooter on this one.  An excellent bit of knowledge for the younger guys.

My dad would never let anyone hunt the farm we lived on.   He said, the hunter is not the thief.  The thief is the guy(s) three bar stools down.   I've seen it play out this way far too many times.

Black Charger

From helping friends and family members clean up after deadbeat tenants skipped out on them without paying their rent, I have decided that there is NO WAY I will ever own rental property. It seems to me that it's way more trouble than it's worth. Here are a couple of stories:

While my grandparents were still alive, they rented out the house they owned next door. MOST of the tenants were good ones, but one family in particular changed all of that. They rented the place a few years before my grandmother passed away. Among other things, they were dirty and the place became infested with roaches. Keep in mind that this WAS a nice place before they moved in. They also had a bad habit of flushing condoms down the toilet, which caused the sewer under the house to back up. They basically just trashed the house. Once my grandmother passed away and my parents inherited the property, they didn't renew their lease and kicked them out. Once they were gone, my Dad completely remodeled the house to its former nice condition and sold it.

My ex-fiancee's father owned a rental property in a college town.  One particular property was rented to a succession of college students, who actually took really good care of the place. Then, her Dad decided to rent to a family. Well, among other things, there were holes punched in several walls, several door frames were found broken, some of the doors were actually broken off their hinges, and piles of junk and trash were left in both the house and especially the yard. The ex's father wound up having to pay a fine to the city for the trash left on the lawn, even though he obviously wasn't the one who left it there. To add insult to injury, the family were at least three months behind on their rent, and he was in the process of trying to evict them, but as has already been mentioned, the deadbeats always seem to be the ones the laws protect. He fixed the place back up, then went back to renting to college students, and he hadn't had anymore problems since.

I was toying with the idea of renting out our ranch home but I just can't bring myself to taking the chance.
Extraordinary claims require extraordinary evidence.

Interesting timing.

I heard a story a day or two ago about someone that bought a foreclosed home and when they started working on it they found a false wall in the garage and behind it was several new GTO motors still in the crates along with shop tools and other various parts and equipment. I'm still not clear how they figure they are GTO motors. Did warranty replacement motors have VIN numbers or just a warranty tag?

I have no idea if its true or not since I do not personally know the person telling the story or the person he was talking about that bought the house.
End of the story is the police are checking to see if the items are stolen or not. Verdict is still out.

Sorry to hear about your buddies misfortune.

The wife and I have talked several times about buying rental property but the horror stories scare the hell out of me and my wallet.

I will ask the guy this weekend to see if he will talk to the person or if he is full of it.

Any specific markings or casting numbers I should ask for?
