house hunting is driving me crazy!!!!

I really wonder what my house must be worth?  We have got a real estate agent and are looking for a new home for the cars.  It seems anything under 100k is shit.  The house I sold 10 years ago for 56k, to move to my current home that I paid 110k for is for sale now for 105k.  I was thinking I could get 150k for mine buy smaller at about 85k, but 85k price range are shacks.  I am so frusterated :brickwall:

That looks great, but I need to stay in southern IL.  My house is a split level with just over 2000 sq ft of living space. all brick, two car garage, 2 1/2 baths, 2 fire places, 3 tier deck, in ground swimming pool, ceramic tile in all 3 Baths, kitchen dinning and laundry, Gazebo with porch facing the pool, 3 br, wet bar and kitchen cabinets in laundry room, new AC in 05, new furnace last week, All doors 6 pannel oak, all oak kitchen cabinets, new carpet in basement, stairs and hall way, hard wood floor in living room.  located on a culdasack and definetly not the biggest or best house in the hood.  (in one of the best older established neighborhoods in town).  I gave 110k for it about 10 years ago.  I think 150k is a fair price, but we looked at a house today that was 85k that I thought 65k would be a fair price.  Does that mean my house that I thin is worth 150k is really worth 170k in this market?

Right now is a great time to buy a house but a horrible time to sell at least in Michigan.

Jeez, around here the shacks are going for $180k. I should sell my place for $280k and move somewhere cheaper to get more house.

That's what I was thinking. I've heard that pretty much all over, it's a bad time to be house swapping. I'd probably wait long enough for sellers to start getting desperate, then snag something cool on the cheap! ;D

The Aquamax...yes, this bike spent 2 nights underwater one weekend. (Not my doing), but it gained the name, and has since become pseudo-famous. :)

I have considered that, but really don't want to deal with contractors.

Is it just me or are all real estate agents professional photographers and mind readers so they tell you exactly what you want to hear .... " i have some people who are looking for a home  like this " ... if these people do exist where are they  ? do they live with bigfoot and the lochness monster , where trying to sell our house at the moment its a real pain in the a@# :Twocents:

Here in northern Indiana as well. I live a smaller sub-division, and there are around 20 other homes in our sub-division for sale, besides ours. A year and a half ago I could have sold this house for $5000.00 more than my asking price now. Now I am getting offers for $5000.00 under asking, plus they want me to pay all their closing cost, and leave all the appliances. The market around here is just flooded right now.

I have been looking at foreclosures. Some fairly nice deals are out there if you want to do some work. I have missed on a few deals over the past few months as I am very picky on where I want to live. There are some rules to live by in this game though.

1) Never buy a house that JUST came on the "F" market. The longer it sits, the lower the price they will except.

2) DO NOT go outside of the area you WANT to live in. You can end up in an area of lousy neighbors.

3) Bid LOW.......  The more low bids the bank gets, the lower the house will sell for.

4) If you are planning to build a nice big shop on the property make sure you can before you bid on it.

I just got very lucky a few weeks ago on a house that I DID NOT GET. The lucky part was that I had called the county to make sure I could add on to the house and build a nice big shop. Well I found out that some MAJOR things have changed in Florida and we now have to pay HUGE impact fees to build anything. Even adding on to an existing home...   Before the first shovel plunges into the ground I would have been out more than $7,000.00 just in fees and permits. That doesn't cover the architect drawings or stamps, (minimum $2,000.00), that the county has to see before allowing anything done.

I don't know if this is the new trend all over, but,,, you better make sure before you jump in....
