anyone know or dealt with real estate investors before??

short version, lost $40K plus in income each year for the last 2 years, used up savings/401K trying to keep house, filed bankruptcy this year, discharged Sept, in Aug the bank sold the note to an investment company for $0.10-.15 on the dollar (about $30-45K), who is just now calling and offering to sell me the house back for $120K, since the bankruptcy i can't get a loan for at least 2 years now, last week the wife got laid off, so now funds are even tighter (of course).  in May the house appraised for about $150K, i think its still about the same but don't really know??
i've been looking on the net and there are so many out there i'm worried about getting burned. 

what i'm hoping to do is get the investor to buy the house (i think the investment company will take less than $120K) and then rent it back to me for something in my price range ($900-$1000) for the next 2 years then i HOPE to buy it back from them.  Anyone every tried something like this before??  Even if you don't want to air your laundry here like i did, send me a PM, thanks
