Congrats Chuck and Lisa.

I think all of the advice given so far is good advice.

1. Stay within your means.

2. Make sure the location and area and neighbors are a
place you want to come home to every night. Always go back to a place in the evening by yourself. Take a drive through the neighborhood so you can see what the neighborhood is really like. If you go midday, most people are at work and kids are in daycare, so the neighborhood looks 'quiet".

3. Look for new carpet and pets.

Thanks Dean and all you guy's.   I know most this stuff but my wife does not.   :rofl:    This is a great time to buy and I can't let it pass.   The place we are looking at is 1900 sq.ft. 3bd 2bth on 2.27 acres, all fenced with a riding arena for horses.  Lots of trees and the part I love the most is the garage/shop.  It has a 30x60 garage/shop with a bathroom with shower in the back room  :2thumbs:   One garage door is a single and the other is a double and then next to the double it has a bay that is 20x30 and 20 ft tall.   :drool5:  You could drive a big rig inside it and that's where the lift will go.  I bet I could fit 7 or 8 cars inside.   No HOA's and that's fine with me.   I think HOA's are meant to be good but they end up with power trips.  This is why I like the trees and the shop.  :yesnod:  Nobody can see any cars I have there and/or complain about me working on them.  Oh, out behind the shop even has a car trailer that was left behind.  It looks like I will be set up with this package if it all goes well.  I've been hurting for cash like allot have lately and just getting by so family is going to help with the down if need be.   :2thumbs:   Buying would be cheaper than what we are paying now and like I said before, this is a great time to buy and there are good deals and good terms out there right now.    We will see what happens in the next few days as we are going to make an offer on Monday I think.   I'll see if I can get Lisa to post a picture of the shop for all you car guys.   :drool5:   Chuck.............

One other thing I would warn about, find out if there are any leins against the place or if you owe any money you don't know about. Buying my first house I was getting a $70 sewer bill and found out later I owed almost a $5,000 balance against it since they just put that in in my area. They spread it out over 20 years with interest, but don't put any of that on the bill.

Oh, and another thing I've learned is to never tell a seller (like a used car dealer or your realtor) what time you are planning on looking at what they are selling. I've had a couple instances where someone else (another potential buyer) will show up at exactly the same time and will check out the property or car as well, and I'm skeptical that they're just a setup there to influence my decision.

 :'(   The house is gone.   :flame:   We found out that it has an offer that was accepted over the weekend.   :flame: :flame: :flame:   We have choice "B" (house #2) that we are looking at.  1 1/4 acres, 5 bdr, 3 full baths with an oversized detached 28x24 garage, all fenced and just needs carpet and some paint but otherwise a turn key deal.    Man, I wanted that shop.   :'(

Anyway. Do you have a certain time limit for looking to buy a house? It took me a year to find the piece of land to build the house I currently live in. Don't rush into something that you will regret later. To many people do that, take the time and something will pop up.
