So how much does a new roof cost, anyways?

Hey guys, this is WAAAAAYYY off topic, but here goes...

Is there an average cost per square to replace a roof ?  Shingles, that is.

My place needs a new roof. I'd like to replace the old, crappy three tabs with the new architectural style.

The present roof is 12 years old. Looks like crap.

There is one layer of shingles on the place, it will need to be torn off.

The tar paper, ventilated ridge cap and drip edge should be replaced too.

There was no rot on the sheeting, etc. 12 years ago when I had the last roof torn off.  Now?  :shruggy:

The guy that did it for me last time has since retired.

It's all one story, not a very steep pitch-you can easily walk it.

There's only two small valleys to contend with-where the porch meets the front of the house.

I'll need the house, attached garage and my shop done.

One guy came out to bid the job said it was almost 32 square, but he bid it at 35 square just to be "safe".

I'd like a "general" idea on what something like this should cost, I'm not trying to be cheap, really-just don't want to get overcharged.

I'm not interested in doing it myself.

I'm in southern Illinois.

Any local roofing guys need some work?   :scratchchin:

Last time I did a rip-n-replace I charged $170.00/square. That was for labor only. That was also 4 or 5 years ago. Times are a bit leaner now.I know guys around here are working for a lot less.

I just got done with insurance on my roof that got hailed on. Its about 32 sq's all together. Uncluding the garage. Estimates from roofers were from 7500$ on up to about 8500$.  I am gonna go buy my stuff at the lumber yard and pay some mexicans to do it. Thats what the roofing companies are doing. Hire a crew to go do it. My friend had a crew do this to his house and they did a great job for a fraction of the cost. You got to work it in with their schedule.

Hoping I can get it all done for 4000$.

Sounds like a good idea, but we're a little short on Mexicans around here- all of the Chinese restaurants have snapped them up and hired them for cooks :smilielol:

But the rooofing companies have insurance in case one the those guys falls off the roof and breaks his neck...............................I'd be carefull going this route. :Twocents:

When I saw mexicans you dont just show up down at the corner and they hop in the back of your truck to go do some work for 50$  Theres mexican crews all over that sub contract with roofing companies. When there isnt work to do they dont work so they fill in by doing roofs on their own. All you are doing is cutting the roofing company out of it.

I just got a new roof in december from hail damage  my house is 3500 square foot large home , not sure of the roof footage . It was like $9500 insurance , high quality timberline .   And they had 18 different crew in my neighbor hood  and mexicans !  We all had wood cedar shake and the hail hammered us .  Now have nice timberline much better .
GO SELL CRAZY SOMEWHERE ELSE WE ARE ALL STOCKED UP HERE

If you want a bunch of mexicans go to Home Depot. A friend of mine had Home Depot do it and a bunch of them showed up and fucked up his roof....oh yeah....Home Depot isn't cheap. He ended up almost sueing them before the manager came out  ::)

I had my roof replaced and a ridge vent added about 4 years ago cost 4 grand. Now I wish i would have gotten a metal roof.  but someone would just steal it when I'm not home.

you could get lucky and it's mint and you have no problems.  Are you getting any guarantee from these mexicans?  or will you get any guarantee from a crew of white guys doing it on the side?  I doubt it. I just had my roof done a year ago.  it had 3 layers on it and required a tear off (kept the original sheathing, just tore off all of the old shingles/flashing/paper)  It cost me 7500.00.  I looked around long and hard for  someone i could trust.  I got estimates that went from this 7500 all the way up to 13K.  I went down to the local roofing supply and asked them if they recommended someone....they turned me onto this guy who does it as a business with his son. just the two of them.  they start a job and finish, no bouncing around. he was also used by my friends mother for some repairs after storm damage..he was on the insurance companies recommended list.  He even returned for her to repair a leak that had nothing to do with the work he had done. emergency call months later and he didn't even charge her. 

my point is that you can find someone if you look hard and ask your friends and family. honestly, the way this guy came recommended, I would have paid more for the piece of mind knowing that he will stand behind his work.  As I get older I realize that even using the best materials and expert workmanship, something can go wrong or someone can make a mistake. I'd gladly pay extra to not be left holding the bag 5 years later when the roof leaks.

Just a few days ago, I went outside in the morning to get in my truck, and I heard a bunch of noise.....the neighbor one street over was getting a new roof !

I went over and talked to one of the workers, gave him my phone number and he said his boss would call me.

Later that day I talked to the owner of the house, he said these guys had been very careful, moving his patio furniture, covering his deck with tarps, etc. He also said they were licensed, and insured and the price was the best he'd found.

That night the "Boss" called me, got my address and said he's be out the next day to measure my roof, and work up an estimate.

I got the estimate the next day, it was for $5570.....I hired him.

The only other guy who actually came out after I called wanted $7K...

I'm still wondering what happened to the guy who said he'd "be out in a couple of days"-That was over a month ago  :shruggy:

The guys I hired should be out in the next three weeks or so to do the job....stay tuned...

I got one estimate of $7000 so far, but need to get a couple more. I will need to measure my roof, but I guessed at 16 square to price materials which is roughly $1300 or so. I'm going to need a tear off for 2 reasons. One, I think the rafters are only only 2x6's, & there is no way I'm doubling the weight. Secondly, the guy who built this place for the previous owner was clueless & had crackheads working for him. (Lots of other screw ups I've fixed over the years.) I can see a potential problem with what looks like plywood that had buckled, probably from being exposed too long before they roofed it.

I wonder about those guys that never show up too.   :shruggy:  When I tried to get a mason to do my garage foundation, it was impossible to get a call back let alone get someone to show up. This was when the building boom slowed in the early 90's when you'd think everyone & their brother would be lining up for work. After calling at least 10 or 12 masons, 3 called me back & 2 showed up. Prices for a foundation & floor were $7500......$9500.....and $16,000. One of the three guys came here twice, the second time he took elevation shots with another guy to measure the slope. He never called me back after saying he'd have a price for me in a day or so. I called him several times & just when I gave up after a few weeks, he left a message on the machine with his quote.

Those 3 foundation quotes are why I have a pole building.   :lol:

Well since your done my point is moot, but I'm almost finished with my House/Garage tear off and replacement.

Contractor gave me an estimate of 7k, for a3 layer tear off on the house, single layer tear off on the garage and new gutters on both.

Bah, did it all myself for total $2000, including MAJOR house decking repair (12 sheets) and garage decking (8 sheets), replaced all the eves and overhangs plus end caps and gutter boards.

I contracted out for the gutters, $1000 for seamless on both.

It took me 3 weeks to complete my project, even with losing a couple of days to major thunderstorms and I was able to stay up with my car work.

It was worth it to tell the circling Illegals "no habla"  :smilielol:

I was going to say that you should just get a half dozen buddies over there and tear it off, and re do it in a weekend. Me and my brother in law and father in law did a my father in laws house last year. Took 2 10 hour days to do it. First day was all tear off, second day was instalation after fixing a few problems with weak boards.

I learned something several years ago, I used to do all kinds of freebie engine swaps, brake jobs, roofing-garage/house building, helping people move-etc. Then when the time came that I needed help everyone was "Too busy" or "The wife wants me to"....

Now...no more freebies  :nana:

Well a year and a half later I finally got a couple buddys to come over and help scuff the epoxy before I shot the undercarrage. So it looks like when it is done not too many will get rides.  :D

I'll wager a bet that when your car is done, that at a cruise or a show when it gets some compliments, your friends will be quick to say, "Yeah, I helped him with that car & it was a lot of work to get it this way." I know someone who did just that until he was overheard bragging. He once helped this guy detail a nice car before a big show & the car took first in it's class. Friends had told me years later that so & so, did a nice job on that car. I said that car was painted in another county when so & so was 10 years old. (frreakin' moron...lol) He was near the car for whatever reason at another show, & got caught telling people he helped restore it. He hasn't lived that down yet.  :smilielol:
