I live in south jersey, you know the arm-pit of the country . My house is worth on the market 350 k and my taxes are 4400 , what do you pay ?

I'm in southern Illinois. My little house is worth maybe 130K. I pay $2800 a year :flame:

The majority of this goes to the schools. I have no kids. I will never have any kids.

property taxes are higher up north than here in Florida.  (we have a homestead exemption on the first 45k) Anyway our taxes are around 2400 a year on a house assessed at 150k.  Assessed value is not the same as appraised value though.  We've been in the same house for 14 years, and they only bump the assessment in a major way when you first buy the house, so the next owner will pay an assessment on a 260k house; or maybe as high as 300k. 

When i lived in South Dakota, our 800 sq foot house had property taxes of 2200 a year, big difference compared to our 2000 sq ft house in Florida at 2200 a year.

I guess this is the only case I know of where California did something right.  Years ago a resolution was passed that your property tax is based on the purchase price of the house.  This keeps older people on fixed incomes from being forced out of their homes as inflation rises.  That being said I pay a little over 3,800 a year with an origional purchase price of 335K.  It sucks when I talk to my neighbors that have lived in the same house for the last 35+ years and only pay $350 a year, but I still support the resolution.

But, we have no income or sales tax.

My assessment doubled last year thanks to all the NYC 9/11 evacuees coming up and buying up existing or building new homes for the last 5 years.    They did a reassessment...    all that crap about 1/3 go down, 1/3 stay the same, 1/3 go up.   They ALL go up - EXCEPT IF YOU'RE A LOCAL POLITICIAN.

I bought my house in NJ for 105 k , its zoned in a professional zone . They re-valed my home in 05 , luckily my house was gutted and I did not let them in . They valued it @ 186 , I had it appraised and came in @ 350 .I want to sell to a doctor for 350 and end up with 250 k  but , i just got engaged and I have a 2000 sf garage with my hemi daytona that is not done yet .

I think this is a great idea......they are talking about looking at a similar system in the Toronto area.

When I bought my house I paid $2800 a year in taxes 8 years ago......now I am paying $5200.......I have made no major changes other than regular maintenance (new windows, roof, driveway, deck).....my assensent has gone up and doubled what I payed for my house but its all relative....the assessment is based on the market price in your area but if you are not selling then it is unfair that you have to pay taxes based on the fact that now people want to live in your neighborhood and as such have the ability to drive the prices up and force you to move. I have heard many stories from my grandparents of friends they have who pay more a year in taxes than they paid for the house when they first bought it. They are elderly and on a fixed income and some are forced at selling the house they worked their lives to pay off and now their tax bills are litterally taking there home form them......sad really.

I'm appraised at $416k. Which is about what my place is worth with the declining real estate market. My property taxes are $6,400/year. The school portion of the bill is over 60% of the total, but as NHMF said, no income or sales tax.

You're referring to Proposition 13, the politicians continually try to repeal it but so far it's survived. Fortunately I'm under it, $430 taxes on an appraised value of $380K.

In CA, Proposition 13 limits the rate of increases in assessed property value to no more than 2% per year.  The original assessed value is your purchase price.  In our instance, the current assessed value is about $800,000, the current market value is about $1.1 million and the annual taxes are about $10,000.  Included in the $10 grand are a couple of thousand in special assessments (hospital district, school district, etc.)  Also, sales tax is 8.75% and CA state taxes are roughly 8%.   

Ahh, the joy of CA taxes....

i live 1 mile from manhatten in northern  nj. taxes are real hi around here but the houses are acessed for  alot more .  for the same house that  costs alot less farther away from manhatten. my house was ass at $550000 and i pay $8000 in property tax . plus we have a sewer tax. which goes by how much water you use . that was about $1000 last yr. thats one of the reasons i want move to south jersey . plus space to build my big garage . Rene

That is so true. I don't think there should be any property taxes on a primary residence. The government shouldn't mess with food, clothing & shelter. (there are other things but for the purposes of this thread I'll stick to just those 3 items) Due to property taxes no one can ever really own their homes since you are only a missed taxbill or two away from the government taking your home away from you.

That's just not right.

Yep, it's a 76 or 77 F250 Highboy, he didn't own it very long.

I can't seem to find pics of my other Highboy. This one had a 460/C6 combo, it pulled things great! Terrible mileage though. ;D
BTW, the 2wd on the trailer was one I snagged for $300 with a slipped timing chain. I fixed it & flipped it 3 days later for $1400 to some Mexicans who needed to drive to California. :icon_smile_big:

I bought a 74 f-250  4-wd high boy from a local fire dept that bought it new and it only has 28 k on it , the truck spent its whole life in the firehouse and was used as a brush truck . The body has a few dents but will be an easy resto , new fenders 30.00, door shell 150 , very cheap to make perfect . It has a 360 2bl , c-6 and just bump the key and thing runs like a swiss watch . I only paid 1300 for it ! I had 40 pieces of sheet rock , and 5 pieces of 3/4 ply and the truck came down to level , the truck is a beast.

In northwest Indiana my house is valued around $300,000. Property taxes are $4800 a year with exemptions.
