It'd be worth more with that original motor. Can't understand why she wouldn't sell it to you. It goes withy the car. How did you get the car in the first place. Anyway, if it had the originals, maybe 10k. But like garner7555 says re assembled. Right now,

I think most so-called "basket cases" in representative condition are between $6-8K ? even 318 Cars ? IF they can be found !

But I also believe that it being a real R/T model with Fender Tag is a premium, assuming other matching body number VIN stampings(dash, rad Support, etc) are present.
Original Color combo is IMO, also a premium.
Just me,
but personally, I would not settle below $10-12k with an "good running" Original '69 440 Magnum going with it, numbers matching or not !

Thanks guys, no matter how much money I get for it, it's going to suck to see it go if the time comes.
